95th Street Corridor Plan

The 95th Street Corridor Plan is a transformative blueprint designed to foster an Equitable Transit-Oriented Development (ETOD) on Chicago’s Far South Side. This innovative plan, created through an extensive community-driven process, began by identifying four “catalyst sites”, or areas for greatest opportunity to enhance connectivity, stimulate economic opportunity, and cultivate sustainable and thriving urban environments in a historically underserved and neglected neighborhood. UrbanWorks developed two of these catalyst sites, while our project partners iterated two others.

Due to its size, the largest of the sites, a disused, CTA-owned parcel at 95th and State, provided a unique opportunity for connectivity, equitable development, and community wealth-building. Our vision for the 2.5 acre site offers diverse options for 135 eco-friendly, multifamily residences, including senior, rental, and condo space, and 38,000 SF for new big-box and small-scale retail, office, and incubator space. These amenities all increase the life quality of residents and neighbors, while improving access to downtown by public transportation. By contrast, our vision for the 95th and Union site works on a more intimate scale, integrating live-work townhomes that support entrepreneurship and local arts, creating dynamic spaces for artists and artisans while maintaining its community character. This approach not only encourages economic resilience but also enriches the neighborhood’s cultural fabric.
